Overview

The PDS One Stop strategically centralizes operations to improve the overall functionality as one unified team and provide a true “One Stop” destination experience for our customers. 

The One Stop incorporates the five Divisions of the Planning and Development Services Department, including Building, Planning and Zoning, Environmental Protection, Code Enforcement, and Property Management. In addition, PDS business and administration staff, Neighborhood Services staff and the Development Review Coordination team will operate at the One Stop.  

The One Stop is thoughtfully designed general office space that includes customer service spaces, technology advancements, conference areas, and training rooms. All of the spaces are designed to improve efficiency, increase communication, and strengthen our ability to provide exceptional services to the Sarasota County community.

The One Stop will also serve as the operations center for damage assessment and recovery operations after a hurricane or other natural disaster event. 

From the customer lobby, to the permitting center and customer meeting areas, to Development Review Coordination meetings and hosting advisory board meetings, the One Stop will serve as a community hub for property owners and residents engaging with our staff to conduct business in the County.

The One Stop has been designed to create spaces and opportunities for community members to effectively engage with staff.  Below is an overview of key features:

Customer Lobby

The One Stop lobby will have front desk reception staff who will greet you and connect customers with the appropriate staff to address the topic. Seating and wi-fi are available for customers.

Permitting Center

The One Stop will feature a dedicated Permitting Center where customers can engage with permitting coordinators for assistance with permit applications, closing out permits, addressing contractor licensing questions, and navigating the permitting process.  

Meeting Rooms

The One Stop includes several dedicated meeting spaces where customers engage directly with staff.  Each studio is equipped with advanced technology to display maps, plans, and codes, as well as provide virtual connectivity for off-site participants.

Walk-Ins and Scheduling

The One Stop will offer a new appointment scheduling feature in addition to traditional walk-in service.  Walk-ins are best suited for general questions or basic inquiries, while scheduled appointments are encouraged for more complex projects or detailed discussions that may require extended staff time. Of-The-Day

The One Stop will implement an “Of the Day” staff model for each service to ensure a designated representative will be available on-premise.  This includes staff from Building, Planning and Zoning, Environmental Protection, Code Enforcement, Property Management, Neighborhood Services, Stormwater, Transportation, Utilities, Fire, etc. providing customers with timely, in person assistance across core service areas. 

 

Planning and Zoning will be unavailable after 12:00 PM on Friday, March 27, 2026. To meet with this division, please schedule an appointment for Monday, March 30.

Development Review Coordination Meetings

The One Stop will offer in-person or virtual DRC meetings to support customers navigating the land use and site development processes.

Surveys and Customer Engagement

Customers visiting the One Stop will be offered a survey to allow us to receive valuable feedback about their customer experience.  A Customer Engagement Specialist is also available for any specific questions or assistance needed.

Advisory Boards

Most Advisory Boards administered by PDS (with exception of the Planning Commission) will hold their meetings in one of the conference rooms designed for public access. 

Workshops for County-Initiated Projects

The One Stop was designed to accommodate public workshops for County-initiated projects. Dedicated conference rooms are available to host these meetings and provide convenient public access.
